The 200 and 500 series use 3/4-inch glass with a 2 5/8-inch frame depth, while the 700 series runs 7/8-inch glass in a 3 1/4-inch frame. - Sash drops or won’t stay open. The spiral or block-and-tackle balance inside the frame has lost tension or the shoe is worn. This is the most common ECO failure we see in Los Angeles, especially in west-facing bedrooms where afternoon sun cooks the lubricant out of the balance housing.
- Hard to slide, or it catches mid-track. The rollers or glide buttons have flat-spotted, or the track itself is packed with dust and oxidized aluminum grit. Forcing the sash through the bind wears the gear rail and eventually strips the latch keeper.
- Draft or visible daylight around the sash edges. Weatherstripping has compressed or torn, or the frame has shifted slightly out of square. In older Los Angeles homes, this is often the first sign that the original install wasn’t shimmed to code for the rough opening.
- Lock won’t engage or the sash doesn’t lock flush. The keeper and latch have worn out of alignment. On ECO sliders, this can also mean the interlock at the meeting rail is bent, which is a security issue as much as a comfort issue. A window that doesn’t lock is an open invitation.
- Condensation inside the sealed glass unit. The desiccant in the spacer has failed and the argon or krypton fill is gone. You can’t repair a blown seal. The glass pack needs replacement, and we match the original low-E coating performance spec so the new unit doesn’t stand out from the other windows.

You can safely check a few things before calling: lift the sash out (most ECO sliders tilt or lift out from the track), look at the balance shoe for visible cracking, and check whether the weatherstripping has tears or flat spots. You can clean the track with a dry brush and check the lock alignment with the sash closed. What we don’t recommend is replacing balances yourself. They’re under spring tension, and if the spring releases while you’re working on it, it can take a finger off.
