Common PGT Windows & Doors Problems We Fix in Los Angeles
- Roller failure on horizontal roller and 3-panel sliding windows. This is the PGT problem we see most in Los Angeles. Original nylon rollers on older WinGuard vinyl units flat-spot over time, and stucco dust from nearby construction works its way into the tracks. The window grinds, then binds, then won’t move at all. We pull the sash, replace the rollers with OEM-spec parts, clean the channels, and adjust the interlock. Most of these are done in one visit.
- Failed insulated glass seals on PGT windows with Solarban 70XL coatings. South- and west-facing exposures in Los Angeles bake in 300+ days of sun. After 10 – 15 years, the edge seals on Solarban IGUs start to fail and fog appears between the panes. On PGT WinGuard units, that fog means the laminated glass assembly has lost some of its insulating value – and on impact-rated windows, it can signal that the glazing pocket seal has degraded too. We can often replace the IGU with a Solarban-spec match without pulling the whole frame.
- Corroded or misaligned multi-point locks and keepers on PGT entry and French doors. Coastal air in neighborhoods like Playa del Rey and San Pedro accelerates corrosion on steel hardware. Add UV degradation of the plastic handle set internals, and the multi-point lock mechanism starts binding or throws itself out of alignment. The door still looks fine. The lock just won’t work. We replace the lock body, keepers, or handle set – OEM PGT hardware when available – and adjust the Astragal so all three points engage cleanly.
- Water intrusion at mitered frame joints and sill corners on PGT impact windows. The original sealant on impact-rated frame corners shrinks and cracks after years of thermal cycling. Los Angeles sees a 30 – 50°F daily temperature swing, and that expansion and contraction eventually opens micro-gaps. Water finds its way in during winter rains. We clean out the old sealant, re-seal the mitered joints, and inspect the sill pan while we’re in there. If the sill pan is compromised, we’ll tell you before we patch.
- Sticking and warping on PGT vinyl windows with sustained heat exposure. In the San Fernando Valley, summer temps routinely exceed 100°F. PGT Premium Vinyl Series frames hold up well, but years of sustained heat plus direct UV can cause minor warpage on larger sashes. Test. We operate every window through its full range of motion. Sliders are checked for interlock engagement and smooth travel. Impact units are checked for proper glass retention and gasket seating. Locks are cycled repeatedly. A PGT window that’s “mostly fixed” isn’t fixed.
